Methodology

Every row is a verbatim sentence read from the named source's own page through the estate's fetch service on the date shown, hash-pinned to the stored read (the sha of the page's visible text; the raw page is mirrored to R2).

6 of the 42 named sources that could be read published a usable figure; 36 published none and are recorded as not published, never filled in; 4 could not be read (blocked, dead or unreachable) and count nowhere.

The headline figures (median, minimum, maximum, quartiles) are over ONE figure per source in GBP (a source's median where its page yielded several accepted sentences), so N counts sources, never sentences; 83 candidate sentence(s) were refused by a reviewer with the reason recorded.

Derivation as chartered: Three figures nobody publishes, computed across everyone who publishes a piece of one.

First, the CLAIM rate: the median, minimum and maximum advertised cost per square foot by building type (office, industrial/warehouse, retail) and by region, taken from every surveyor that states a rate on its own page, with the count publishing against the count that will only quote - the spread between £7.27/sq ft (the RICS industrial average several firms cite) and the £15-£35/sq ft London office figures is itself the finding, and no page of ours restates a competitor's range as fact.

Second, the FEE rate: what preparing, serving, responding to and negotiating a schedule costs, banded by floor area and stated as an hourly rate where that is how the firm sells it.

Third, the SETTLEMENT DISCOUNT: the ratio of settlement to quantified demand in every case study a firm publishes with both numbers (a landlord's £750,000 claim settled at £300,000 is one observation), reported as a distribution with its n and never as an average dressed as a rule.

Restated into constant prices with the ONS construction output price index so a 2024 figure and a 2026 figure can sit in the same column.

A firm that publishes no figure is recorded not-published, which is one of the index's counts.
